920 Candia
Road is located on the east side of Manchester, one half mile east of Exit 6 off Interstate 93, which
is the Candia Road exit. Candia Road is a highly traveled road and has a mix of
industrial, commercial and residential uses. The building is a two story, fully
sprinklered, masonry and steel, light industrial R&D building constructed in 1987 with
gross dimensions of 100 ' x 120' with 22' x 25' bays, and floor area of 12,000 square feet
per floor.
The
building is hearted by roof-top, gas fired HVAC units and the building is 100%
air-conditioned. Electric service is 1200 amp, 3-phase, 208 -volt power, with several sub
panels throughout the building on both levels. The building is also serviced with a
hydraulic freight elevator with a 4000-pound capacity.
The City of
Manchester is a growing urban center in the south central region of New Hampshire and is
situated midway between Nashua and Concord. Manchester has enjoyed an expanding commercial
and industrial base and is the most populated city in the State. Manchester serves as the
economic "hub" of the region, which reportedly includes a population within the
ten-mile radius approaching the 190,000 level. The entire region is expected to continue
to grow, as it did throughout the 1980's, and the future outlook for the city is to
continue its roll as northern New England's largest economic center.
The city
enjoys excellent access to Interstate Route 93 and the F.E. Everett Turnpike. Both extend
through Manchester in a general north/south direction, with one being on each side of the
downtown area. Also, State Route 10 1 (also called 1-293 in sections), which is the
State's major east/west corridors, crosses the city and connects the north/south
corridors. Secondary corridors include Routes 3, 3A, 28, 28A, By-Pass 28, 114 and 114A, all of which pass through some portion/area of
the city.
